If you’ve read any of my previous blogs, you know how important it is to switch to a strategy that’s based on affordable housing. The benefits extend far beyond just the financials, as you’ll be helping our housing market to get back on track.
Since the introduction of the HI-RES program, I’ve seen many investors generate the level of income that they never thought possible. This is because they didn’t have the right approach.
Once they realise the potential in affordable housing, their success receives a massive boost.
Sanjeev is a perfect example of this. One of the first participants in our High Intensive Training Weekends, Sanjeev has been with us since the very beginning.
When he started working with us, he and his family lived in a 4-bedroom, 2.5-bathroom home. Sanjeev’s main goal was to learn how to use this to his advantage in order to replace his paid income.
The first thing he did was to convert his existing home into a 5-bedroom, 3-bathroom house with a common area. Otherwise, he could only expect a little north of $600 in rental income for the whole house.
With the renovated home, he could rent out the bedrooms piecemeal. In fact, this relatively minor renovation boosted the rental income to $1,200 per week.
Of course, Sanjeev didn’t stop there. After having a taste of the HI-RES strategy, he bought another place for $300,000. He invested $50,000 into renovations and another $10,000 into security features.
The end result is four self-contained micro apartments, each of them yielding $200 per week.
Since joining the HI RES program 3.5 years ago and completing a number of property deals, Sanjeev has just reached what we call 2N2W Status, No Need To Work!
No longer does he have to rely on his IT job, his portfolio cash flow now produces enough income to cover his day to day expenses.
His initial plan was to continue working in his job until the end of 2019, however when he and his wife discussed what was going to change in next 8-9 months they realised, nothing was going to change unless they did something different! From that conversation he took a leap of faith and stepped away from his employment.
Sanjeev’s first official day as a Full Time Property Investor was on the 1st April 2019.
